Do you accept pets?
In general we do not accept pets however they are considered on a case-by-case basis. Approved dogs must weigh under 35lbs. to be considered. Pet fee deposits will be charged for dogs and cats.
What are the initial costs to move in?
We require first and last month's rent plus a security deposit. If a tenant does get approved for pets, these fees are $250 per pet.
What are your lease term requirements?
We require a minimum of a 1-year lease to be signed prior to move-in.
Can I sign a 6-month lease instead?
Generally no, unless under specific circumstances
What costs do I have to cover in your properties?
Tenants cover all utilities in homes. In our apartments, the landlord covers partial utilities; such as water, sewer, garbage.
How do I apply for a property?
Click on our apply page link in the navigation bar, enter in your name and information, followed by a $35 non-refundable payment for your application to be processed.





Renter Requirements
How much income do I need to apply for a property?
We require that our tenants have adequate gross income and proof of income.
What paperwork and documents do I need to submit?
We require your most recent W-2's and paystubs showing that your gross income will be sufficient to cover rent?
Do you do criminal and credit report checks?
Credit reports will be obtained on all applicants to verify credit ratings. Income plus verification of credit history will be entered into a model to determine rental eligibility.
Criminal background check will be conducted for each Applicant and Occupant ages 18 years or older.
What about my rental history?
Some credit scoring results will necessitate an evaluation of verifiable rental or mortgage payment history.
